Market Journal IQ publishes monthly residential market statistics for 44 San Diego County communities. Each report carries a median sale price, a five year price trend, months of supply, median days on market and percent of original list price, with monthly medians charted back to January 2021.
Figures come from closed MLS sales via CRMLS. The headline median is the arithmetic mean of the last three monthly medians, not a pooled median of the period. The five year trend is the mean of the last twelve monthly medians divided by the mean of the first twelve. Data runs through the most recent complete month. Pages are refreshed monthly.
Most reports cover detached single family sales only. Where attached product is a material share of the market, the report says so and gives the attached count and median separately.

Cite the specific community page, not the homepage, and include the data month. For example: “Median sale price in Lakeside was $875,000 as of August 2026 (Market Journal IQ, mjiq.com/lakeside-market.html).”
Underlying MLS listing data is not redistributed. What is published here is aggregate monthly statistics computed from closed sales, not listing level records.
