Up about 17% over five years, well behind the coastal side

On a smoothed basis the median here has risen roughly 17% over the past five years. The neighborhoods west of the 15 ran much further over the same stretch: Bay Park and Bay Ho 24%, Linda Vista 26%, Mira Mesa 32%. Lakeside did not have the same run up, which cuts both ways. It is the least likely to have gotten ahead of itself, and it is the least likely to have built the equity a 2021 buyer elsewhere is sitting on.

The more useful number is volume. 205 homes closed here in the last twelve months against 255 the year before, a drop of about 20%, and the monthly count is still falling.

Where it stands today

The recent median sits around $875,000, with about 3.1 months of supply, homes closing at 100.7% of original list, and a median of roughly 15 days on market for the homes that sold.

Those last two numbers look like they belong to different markets, and in a sense they do. Supply reads balanced while sales are quick and slightly over asking. What is actually happening is described in the box below.

What It Means For You

For buyers

You have more genuine choice here than anywhere else we cover, but not on everything. The standard three bedroom on a normal lot moves in about two weeks and you will be competing at close to asking. The larger and more unusual properties sit, and that is where the negotiating room is. Decide which of those two markets you are shopping before you start.

For sellers

Homes that sell here are closing at 100.7% of original list in about fifteen days, which is as good as it gets. The risk is not the market, it is being in the slow half of it. One in five homes currently listed has been on more than three months, and they skew larger and more unusual. If your house is one of those, pricing and presentation carry far more weight than they would on a standard lot.

Outlook & What to Watch

A two speed market

Of the 53 homes listed in Lakeside right now, 38% have been on the market under 30 days and 19% have been on more than 90. The median active listing has been sitting 41 days, while homes that actually closed took about 15. Those are different populations. The slow half is measurably bigger, a median of 1,920 square feet against 1,661 for the fast half, and disproportionately sits on the lake, ridge and horse property streets. Nothing on a standard lot is lingering.

Mortgage rates

Almost every buyer here is financing, so rates move this market harder than they move anywhere on the coast. A meaningful drop would bring buyers back fast, and at one month of supply there is nothing for them to buy.

How it compares

Lakeside sits in East County along the San Diego River, between Santee and the back country. At $875,000 it runs about 20% below Mira Mesa and 40% below Bay Park and Bay Ho. Compare against Santee, El Cajon and Alpine.

Attached homes

This report covers detached single family sales, which are most of what trades here. In the last three months 18 attached homes also closed, at a median of $417,500, roughly a quarter of all transactions. If you are buying or selling a condo or townhome, the headline number above is not your number.

The housing stock

A century of building, with no single dominant era

The median home in Lakeside was built in 1974 and runs about 1,660 square feet, most often three bedrooms. What the median hides is how little it describes. Across 1,715 sales the oldest was built in 1900 and the newest in 2026, and no decade accounts for even a third of the market: about 21% predates 1960, 15% is 1960s, 29% is 1970s, 13% is 1980s, 8% is 1990s, and 14% has gone up since 2000.

That is a genuinely mixed community rather than a tract, and it is the opposite of Mira Mesa, where two thirds of everything went up in a single decade. Square footage runs from 514 to 5,800, which is the widest band of any market on this site. A 1926 cottage under 800 square feet and a 5,000 square foot house on acreage are both Lakeside, and a single median cannot speak for both. That spread is also why the slow half of the market is slow: unusual houses take longer to find their buyer, wherever they are.
