The usual advice on these two is that Solana Beach gets you more house for the money. That advice is right. Here is by how much, to the dollar, and here is the part of the comparison nobody gives you.

So 35 points of that median gap are house size, not price. The ground under the two towns costs almost the same. What changes is how much house sits on it.

At $2.5M, on the per foot numbers, you are looking at about 1,910 square feet in Del Mar and about 2,140 in Solana Beach.
That is the "more house" everyone talks about, put in feet. It is real, it is a few hundred square feet rather than a different class of home, and the land underneath it is priced within 12% across a town line you can walk across.

Supply is close, 3.1 months in Solana Beach against 3.5 in Del Mar. Both are balanced markets, not tight ones.
Both sell at about 95% of original list: 95.3% in Del Mar, 95.0% in Solana Beach. On a $3.12M house that is roughly $147,000 off where it started in Del Mar and about $156,000 at Solana Beach's rate. In both towns the original asking price has been a starting point, not a floor.

Solana Beach's median rose faster than Del Mar's. Its per foot number rose slower, 15 points behind its own median. That is the largest gap of the two by far, and it usually means the mix of what sold moved upward. More of the bigger and newer homes traded, which lifts a median without any single house gaining that much.
Del Mar went the other way. Its per foot number climbed thirteen points more than Solana Beach's, and it ran ahead of its own median.
I will flag that as a read rather than a proven cause. The data shows the divergence, not the reason. But if you are buying to hold, Del Mar's dirt has appreciated faster over five years, and that is the one line in this table that cuts against the "Solana Beach is the better value" story.
These are both small markets, so a single month can swing hard. The five year figures are smoothed for that reason, twelve months against twelve months.
Del Mar is tiny. About 1.8 square miles and under 4,000 people at the 2020 census. The village runs along Camino del Mar and 15th Street, with Powerhouse Park and the beach below it, and the racetrack and fairgrounds at the north end. The train used to stop here. The station moved to Solana Beach in 1995 when the Coaster opened, and the tracks still run along the Del Mar bluffs, where erosion has kept the question of moving them inland open for years.
Solana Beach has about three times the people on roughly twice the land. Fletcher Cove, the bluff top neighborhoods, Cedros Avenue's design district, and Lomas Santa Fe on the east side with the larger lots and the country club. It has the train, Coaster and Amtrak both, which matters if anyone in the house works downtown or up the coast.
Both towns feed San Dieguito Union for middle and high school. Elementary splits by city: Del Mar Union in Del Mar, Solana Beach School District in Solana Beach.
Check the attendance boundary for the specific address before you commit. The lines do not always follow the city limits, and a block changes the answer.
If what you want is the most house within walking distance of the sand, Solana Beach is the better buy and the per foot number says you are not giving up value on the land to get it.
If you want Del Mar specifically, the village, the racetrack, that particular stretch of beach, you are paying about 12% more for the ground and getting a smaller house on it. That is a fair price for an address, not a premium for nothing.
And in both, the asking price has room in it right now. Go in with a number, not with the list price.
