Tierrasanta was built in villages: Villa Monserate and Villa Barbados first in 1971, then Villa Portofino, Villa Trinidad and the rest. Tierrasanta Norte, El Dorado Hills and Regency Hill came later. Murphy Canyon in the southwest corner is Navy family housing. Canyon edge homes with open space behind them sell at a premium.

No Mello Roos. The whole community carries the Tierrasanta maintenance assessment, in place since 1972, which pays for medians, canyons, trails and open space. Many condo and townhome plans add HOA dues.

The housing stock

Built on an old Marine Corps range

The government took 27,700 acres for Camp Elliott in 1941. After the Navy declared most of it surplus, the city annexed it in 1960 and it was sold off through the 1960s, and Christiana Community Builders started building in 1971. The western part was renamed Tierrasanta in 1980. Old ordnance has turned up here: in 1983 two 8 year old boys were killed by a World War II round, and the Army Corps cleared the area in the early 1990s and still reviews it every five years. About two thirds of the homes outside Murphy Canyon are single family. Miramar is to the north, and the community plan flags jet noise on the north side. 92124 is the ZIP.
