What is behind the Julian number

Median sale priceMedian price per sq ftBoth set to 100 at the start of 2021, so they can be compared on one scale.

Over five years the median sale price in Julian is up about 23% and the price per square foot is up about 18%. The two agree, which is what you want to see. It means the gain reflects prices rising rather than a shift in the kind of home selling, so the headline number is a fair read on what an owner gained.

Price per square foot is the sale price divided by the home's interior square footage.

Both figures use the same smoothed five year comparison: the average of the last twelve monthly medians against the average of the first twelve. A gap of eight points or more is treated as a mix shift. That threshold was set by testing, not picked: an earlier version flagged nine of nineteen areas, which is noise. It now flags eight of forty.

What It Means For You

For buyers

With supply around 7.1 months and homes going near 99.9% of list, there is plenty to choose from. Get the insurance quote before you write an offer.

For sellers

September homes sold in a median of about 39 days. Buyers up here take their time, so price it to sell.

Outlook & What to Watch

Inventory

Supply is running around 7.1 months. As long as listings stay scarce, prices hold firm; a rise in inventory would be the first sign of easing.

Mortgage rates

Second homes and rural property can be harder to finance, so rates and down payment rules both shape this market.

Sub-markets

The ZIP covers about 500 square miles: the historic townsite, cabin areas like Kentwood in the Pines, Whispering Pines and Pine Hills, the apple country of Wynola, Cuyamaca, Harrison Park, and desert edge places like Shelter Valley. About a third of homes are second or vacation homes. Only a handful sell in a month, so expect the numbers here to swing.

Check the carrying cost, not just the price

No Mello Roos. Outside the townsite, homes run on wells or small water districts and septic. The whole area is rated Very High fire hazard, and insurance is the cost to price first.

The housing stock

A gold rush town that turned to apples

Fred Coleman, a former slave, found gold in a creek near Wynola in 1869, and the Julian mining district formed in 1870, named for Mike Julian. When the mines faded, apples took over, and the first Apple Day was in 1909. Albert and Margaret Robinson built the Julian Hotel in 1897, and it is billed as the oldest continuously operating hotel in Southern California. Since 1976, Main Street building fronts have had to look like the town before 1913. The 2003 Cedar Fire destroyed more than 700 homes in the area around town. Julian became an International Dark Sky Community in 2021. 92036 is the ZIP.
