Median sale priceMedian price per sq ftBoth set to 100 at the start of 2021, so they can be compared on one scale.

Over five years the median sale price in North Park is up about 28% and the price per square foot is up about 21%. The two are close, with the median a few points ahead, so most of the gain is prices rising and a little of it is a shift toward bigger or higher end homes selling.

Price per square foot is the sale price divided by the home's interior square footage.

Both figures use the same smoothed five year comparison: the average of the last twelve monthly medians against the average of the first twelve. A gap of eight points or more is treated as a mix shift. That threshold was set by testing, not picked: an earlier version flagged nine of nineteen areas, which is noise. It now flags eight of forty.

What It Means For You

For buyers

Character and walkability keep demand high; move quickly on well-priced bungalows. With supply around 2.5 months and homes going near 99.0% of list, come in fully pre-approved and ready to move.

For sellers

Strong buyer demand for character homes. Prep and price to the recent trend. Priced right, North Park homes are selling close to ask in about 20 days.

Outlook & What to Watch

Inventory

Supply is running around 2.5 months. As long as listings stay scarce, prices hold firm; a rise in inventory would be the first sign of easing.

Mortgage rates

Rates sit higher than a year ago. North Park skews toward first time and move up buyers who finance, so this market feels rate moves sooner than the coastal high end does.

Sub-markets

North Park (92104) blends classic Craftsman bungalows, newer condos and townhomes, and the University Heights edge. The blocks nearest 30th Street carry the walkability premium.

ADU potential is priced in

Alley access behind most blocks makes a detached unit far more feasible here than in tract neighborhoods. Buyers increasingly pay for that option, and it shows up most on deep and corner lots.

The housing stock

Bungalows, alleys, and small lots

Most of 92104 was laid out and built between the 1910s and the 1930s, which is why North Park looks the way it does: Craftsman bungalows and Spanish revival cottages on a tight walkable grid, with alleys running behind most blocks. Lots are small and much of the original stock sits under 1,200 square feet, so square footage is scarcer here than almost anywhere else in the city and price per foot runs correspondingly high. Those alleys are worth understanding if you own here. They make a detached ADU more practical in North Park than in neighborhoods built without them, and that option is increasingly part of what a buyer is paying for.
