Median sale price, 2021 to 2026

Monthly median sale price (light line) with a 3-month trend (bold line). Linda Vista averages about 8 sales a month and a few months carry only two or three, so single months swing. Recent

Up about 26% over five years

On a smoothed basis the median here has risen roughly 26% over the past five years, and it still runs about 28% below Bay Park and Bay Ho a few minutes west. That gap is the whole appeal: the same central location, the same freeways, meaningfully less money.

Where it stands today

The recent median sits around $1.05M, with about 1.0 month of supply, homes selling near 99.6% of original list, and a median of roughly 10 days on market. That is the tightest supply and the quickest sale of the three pockets.

What It Means For You

For buyers

This is the most affordable way into central San Diego, and the market knows it. One month of supply and a ten day median sale means you are competing. Be fully pre-approved before you start looking, not after you find something.

For sellers

One month of supply is as tight as this side of the city gets. Homes are closing at almost 99.6% of original list in about ten days, and the median is up roughly 26% over five years.

Outlook & What to Watch

Inventory

Supply is running around one month, the tightest of the three central pockets. As long as listings stay this scarce, prices hold firm. A rise in inventory would be the first sign of easing.

Mortgage rates

Almost every buyer here is financing, so rates move this market harder than they move anywhere on the coast. A meaningful drop would bring buyers back fast, and at one month of supply there is nothing for them to buy.

How it compares

Linda Vista sits between the freeway and the university, south of Clairemont Mesa and east of Bay Park. It runs roughly 28% below Bay Park and Bay Ho. Compare against Clairemont Mesa, Bay Park and Bay Ho and Mira Mesa.

Size is the variable

The median house here is about 1,405 square feet, smaller than Bay Park and smaller than the mesa. Square footage moves price more than almost anything else in this market, so compare like for like before you judge a number.

The housing stock

Compact postwar housing, built for the shipyards and the university

The median home in Linda Vista was built in 1960 and runs about 1,405 square feet, three bedrooms and two baths. Much of the oldest stock dates to wartime and immediate postwar housing, small two bedroom cottages on modest lots, and a striking number of them are still close to original. That is why the entry point here is lower than anywhere else in central San Diego, and it is also why the range is so wide: a 750 square foot original cottage and a 2,300 square foot addition can sit on the same street. The neighborhood has the university at one end and Mission Valley at the other, which keeps demand steady from two directions that rarely soften at the same time. Compare by square footage first and condition second, because in this market those two explain most of the gap between any two sale prices.
