Flat prices and one month of supply is an unusual pairing, and it favors you more than it looks. The median has not moved in a year, so you are not bidding against a rising number, but there are very few houses, so the one you want will go fast. Be fully pre-approved before you start looking. If a four bedroom fits, you are shopping the deepest part of this market.
Homes here are closing at 99.6% of original list in about eleven days, so the market is rewarding correct pricing quickly. The catch is that the median is down about 3% year over year. Price off the last six months, not off what your neighbor got in 2025, or you will be the listing that sits while everything around it sells.
Supply is running around one month, down roughly 71% from a year ago. That collapse is what has held prices flat instead of letting them fall. If listings return, it would be felt here quickly, because the stock is uniform enough that buyers can genuinely comparison shop one house against the next.
Almost every buyer here is financing, so rates move this market harder than they move anywhere on the coast. A meaningful drop would bring buyers back fast, and at one month of supply there is nothing for them to buy.

The median home in Mira Mesa was built in 1975 and runs about 1,568 square feet. This is not a postwar neighborhood and it is not an old one: across 1,515 sales there is not a single house built before 1960. About two thirds went up in the 1970s, another sixth in the 1980s, and the rest is later infill running as recent as 2026.
That consistency is the thing to understand about pricing here. Square footage runs from 744 to 3,520, a much narrower band than Bay Park across the freeway, where sales run from under 400 square feet to over 5,000. Four bedroom and three bedroom homes together are about 85% of sales. Where Bay Park can put two houses a million dollars apart on the same street, Mira Mesa mostly cannot. Floor plans repeat, lots are similar, and that means condition and updates carry more of the price difference than they do anywhere nearby. It also means buyers can genuinely comparison shop, which is why a house priced above the pattern tends to sit rather than find its own buyer.
