This pocket has quietly become the expensive part of central San Diego. On a smoothed basis the median here has risen roughly 24% over the past five years, and it now runs about 39% above Linda Vista, the next central pocket over. Proximity to Mission Bay is most of that gap.

Inventory

Supply is running around 1.4 months, tighter than the mesa. As long as listings stay this scarce, prices hold firm. A rise in inventory would be the first sign of easing.

Mortgage rates

Most buyers here are financing, so rates move this market more than they move the coastal luxury pockets. A meaningful drop would bring buyers back quickly, and supply this thin would feel it immediately.

Sub-markets

Bay Park slopes toward Mission Bay and carries the view premium. Bay Ho sits above it, between Bay Park and Clairemont Mesa. The two straddle the 92110 and 92117 line rather than splitting along it, which is one reason a ZIP pull cannot describe either of them. They trade as one market, and Bay Park is roughly four in five of the sales. Compare against Clairemont Mesa, Linda Vista and Mira Mesa.

Vintage and condition

Two thirds of sales are 1950s and 1960s stock, but about a third is newer, including rebuilds closing into 2025. Read the comps by year built and condition, not just by square footage, because on this street grid those three can point in different directions.

The housing stock

Mostly postwar, but not uniformly, and that range matters

The median home here was built in 1961 and runs about 1,690 square feet. But the median hides the range, and the range is the point. About two thirds of sales are 1950s and 1960s stock, roughly a fifth are 1970s and 1980s, and about one in ten was built in 1990 or later, including new construction closing as recently as 2025. One in five sales is 2,200 square feet or larger, and the biggest is over 5,000. It is mid century at its core, but it is not a uniform tract of single story postwar boxes. It is an older neighborhood that has been partly rebuilt, house by house, for forty years.

That matters when you price something. Bay Park slopes toward Mission Bay, so a street one block uphill can carry a water view the street below does not. Stack a view premium on top of a vintage range that runs from 1926 to 2025 and a size range that runs from under 400 square feet to over 5,000, and you get a market where two sales on the same street can be a million dollars apart for reasons that have nothing to do with the market itself. A countywide median tells you nothing here. A Clairemont median tells you very little. Even this page's median is a starting point, not an answer.
