Median sale priceMedian price per sq ftBoth set to 100 at the start of 2021, so they can be compared on one scale.

Over five years the median sale price in San Ysidro is up about 33% and the price per square foot is up about 29%. The two agree, which is what you want to see. It means the gain reflects prices rising rather than a shift in the kind of home selling, so the headline number is a fair read on what an owner gained.

Price per square foot is the sale price divided by the home's interior square footage.

Both figures use the same smoothed five year comparison: the average of the last twelve monthly medians against the average of the first twelve. A gap of eight points or more is treated as a mix shift. That threshold was set by testing, not picked: an earlier version flagged nine of nineteen areas, which is noise. It now flags eight of forty.

Inventory

Supply is running around 5.1 months. As long as listings stay scarce, prices hold firm; a rise in inventory would be the first sign of easing.

Sub-markets

Most housing here is apartments. Only about 30 percent is single family, mainly in San Ysidro West, San Ysidro North, Beyer Hills and the Coral Gate subdivision. The Historic Village keeps circa 1920 homes on what is left of the Little Landers colony. Very few homes sell here in a month, so the numbers on this page move around more than most.

Check the carrying cost, not just the price

The San Ysidro School District has Mello Roos districts in the city, so check whether the specific parcel sits in one. Most older homes do not carry an HOA.

The housing stock

A little land and a living

William E. Smythe founded the Little Landers colony here in 1909 on the idea that a family could live off a small plot, under the motto "A Little Land and a Living." The 1916 flood wiped it out. The city annexed San Ysidro in 1957, and the crossing became the busiest in the country by 1988. Its $741 million rebuild finished in 2019. The 1984 McDonald's massacre, where 21 people were killed, happened on San Ysidro Boulevard, and the site is now a Southwestern College center with a memorial of 21 granite pillars. 92173 is the ZIP.

With so few sales here, one house can move the monthly number. For a read on your specific street, reach out at 619-889-0708.
